Considerations to Buying a Poconos Lakefront Home

Buying a lakefront home in the Poconos is very different than a tradition purchase anywhere else in the region. Spend some time to understand these differences before starting the purchase process. Homes sited on a lake are more valuable than homes that are lakeview or just in lake communities. Since most people purchase a lakefront home as a retirement home or a family heirloom with the expectation of passing it down generations, it is still an investment and part of your portfolio so buying with appreciation in mind is important. During this last depression and drops of up to 28% in value of homes in the Poconos, Lakefronts tended to do a little bet better, with not quite the drop in prices. Though, since most Lakefront homes are purchased with cash or high equity, owners seem to have weathered the drop in values better than non lakefront owners.

There are a few things to keep in mind because of the extra moisture in the air, weather patterns created by the atmosphere of the lake and the rise and fall of the lake water level there tends to be more maintenance of home and property. Wood, metal and stone will all be affected by the moisture created by the lake.

An important issue is the orientation of the home to the sun and view. This can create value and add to maintenance Bear in mind that items like windows, decks and furniture will need protection from the sun. Use of the property and costs to maintain will also be affected by winds from the lake.

Since the lake is the main reason for buying a specific homes you should ask some questions about the lake:. Is the bottom rocky, sandy or muddy? How busy does the lake get in summer ? What other activities are there besides lake activities? Is kayaking, motor boating, fishing, swimming, scuba diving, snorkeling, water skiing, hunting, jet skiing, allowed? What can you do when the lake freezes? Is this the part of the lake that has the least or most mosquitos?

Does the lake maintain itís water level or go up and down with the seasons? Is the water level maintained by any certain organization? When was the dam last repaired? Are there any DER restrictions. Is the lake stocked ? Is there a vegetation problem at certain times of the year? Algae? How close is the home to any the flood line, if there is one? Is flood insurance necessary? Is there boat access? Are you allowed to have a dock at your property?

Determine if there is There a Lake Association and its financial condition? If you are purchasing as a Vacation Home you may have some different considerations than if purchasing as a retirement or primary home

Water and Sewerage questions should be considered.

Will you own up to the waterline or is there a buffer between the property and the lake water.

Some Issues Specific to Poconos Lakefronts

In Pennsylvania ... about one in ten years, on average, any particular lake will be lowered to be worked on. Whether it be dam repair or reinforcement or an ecological issue, all lakes need maintenance and lakefront owner's suffer.
